Bisnow: Dallas' 50-mile trail loop and what it does to land

Billy Wadsack at Bisnow wrote about The Loop, the 50-mile trail circuit that will connect the Katy Trail, the Trinity Skyline Trail and the Trinity Forest Spine Trail from Uptown to South Dallas to White Rock Lake: “Developers Eyeing Dallas’ 50-Mile Trails Loop For Uptown-Like Opportunities”.
The story started with a thread I posted on X in June: trails predict where land will reprice, years before the cranes show up. New York saw it with the High Line and Atlanta saw it with the BeltLine. Dallas is next.
What I told him:
- Dallas is still going to be a car-centric city, but trails give certain parts of it a walkable feel. Real estate near them earns a premium, and development follows.
- Anything with density works along a trail: apartments, hotels, retail, single-family.
- It won’t happen overnight. Too many people think in weeks and months. This is the kind of project that makes a difference over decades.
